Sandringham Estate has added a restored piece of Victorian history to its guest accommodations. The Norfolk estate, known as the British royal family’s traditional Christmas gathering place, has opened its historic Water Tower for overnight stays.

The restored property accommodates two guests and offers views across the surrounding Norfolk countryside.

Completed in 1877, the Water Tower originally served a practical purpose at Sandringham. It supplied fresh water to Sandringham House and nearby parts of the estate. At the top, a cast-iron tank could hold 32,000 gallons of water.

The restoration has retained the building’s historic character while adapting it for modern use. The interior features neutral heritage-inspired colors, reclaimed materials from the estate, and historic photographs showing the royal family and Sandringham’s past. The estate describes the accommodation as “a romantic retreat for two” with “far-reaching views” across Norfolk.

The Water Tower now forms part of Sandringham’s small collection of historic guest properties.

Two Other Historic Stays

The Water Tower joins two other accommodations available to visitors through British luxury villas group Oliver’s Travels.

The Gardens House is an Edwardian red-brick property that once served as the home of Sandringham’s head gardener. It sleeps eight guests and combines rustic furnishings, modern comforts, and botanical prints.

The Folly dates to the 1800s and has had several uses over the years, including a hunting lodge and an afternoon tea room for ladies. A year-long restoration preserved features such as stone hearths, arched entrances, and hand-finished floors.

Both the Gardens House and The Folly are described as dog-friendly.

Sandringham’s Royal History

The royal connection to Sandringham began in 1862, when the estate was purchased as a country retreat for the future King Edward VII and his wife, Princess Alexandra.

Today, the estate covers about 20,000 acres in Norfolk, around 100 miles north of London. More than 200 people work across its farms, gardens, sawmill, and apple juice pressing plant. Several private residences also sit within the estate.

King Charles stays at Sandringham House during visits to the property. Earlier in 2026, his brother Andrew Mountbatten-Windsor moved to Marsh Farm after leaving Royal Lodge and stepping away from royal duties.

The restored Water Tower adds another way for visitors to experience Sandringham’s architectural and royal history. Its original water-supply function has long since passed, but the 1877 structure now serves a very different purpose while retaining links to the estate’s past.
